Home Watch Services
Having a friend or neighbor occasionally check on your home while you are away—whether for vacation or part of the year as a second homeowner—can seem like a good solution. But how often can you realistically ask? And how reliable will they be when it truly matters?
Will they be available at 2:00 a.m. if your alarm goes off unexpectedly due to a break-in?
Will they know what to do if a severe storm causes a tree to fall on your home?
Do they have the experience, skills, or trusted contacts needed to address issues quickly and properly?
Most often, the answer is no. That’s where Guardian Home Services comes in.
Alarm systems are helpful, but they can also create a false sense of security. While an alarm can notify you of a break-in, it cannot detect a leaking hot water heater, pest infestations such as ants or mice, or a roof leak causing water damage during storms. These problems—and many others—can occur at any time and go unnoticed without regular, in-person checks.
We strongly believe that being proactive is far better than being reactive, helping to prevent costly damage and saving you and your insurance company thousands of dollars in repairs.
Having an experienced, trusted, and knowledgeable team watching over your home’s protection and well-being—inside and out, day or night—is the best solution.
Home Watch Scheduling & Pricing
You remain in full control of how often your home is checked:
- Weekly
- Bi-monthly
- Monthly
If your needs change, simply provide 48 hours’ notice by text or email, and we will adjust your schedule accordingly.
Pricing is based on visit frequency, not the size of your home, its location, or the neighborhood you live in. We also do not lock clients into long-term contracts or monthly plans that require year-round payments when services may not be needed.

What does a home check consist of?
Interior Checks
- Checking the mailbox

Exterior Checks

How do I know a home check has been completed?
After each visit, you will receive a text or email confirmation. If any issues are found, the report will include details along with one interior and one exterior photo. Each visit includes different photos to confirm our on-site presence.
If an emergency issue is discovered, we will immediately contact the appropriate service provider and notify you right away.
How am I billed?
At the end of each month, you will receive an invoice via email detailing:
- Service dates
- Services performed
- Total amount due
We accept check, online bill pay, Venmo, and Zelle.
Are you insured?
Yes. Guardian Home Services is fully insured.
